About this role

This role provides leadership, supervision, and mentorship to a team of operations and maintenance personnel, with a strong focus on customer service, systems operations, and building maintenance. The supervisor is accountable for carrying out sound practices in financial management, safety, energy and sustainability management, and environmental stewardship across the property portfolio.

Day-to-day responsibilities include inspecting and auditing property and personnel output to ensure quality standards are met, overseeing purchases and monthly expense statements, and preparing projections and variance reports. The supervisor also investigates incident reports, addresses on-site insurance and risk-management concerns, and coordinates claims with the property manager and risk administration team.

This position works closely with technical services and the management team to set quality standards, strategic operation initiatives, and sustainability programs. The supervisor develops personalized training programs to ensure employees remain current on safety regulations for operations, maintenance, repairs, tenant services, and construction, and regularly dialogues with tenant customers to ensure responsiveness to requests.

This role offers the opportunity to contribute to long-range planning and annual budget priorities, including utility consumption, security, cleaning, and major life-cycle replacement of building equipment. The high level of commitment to service and leadership requires the employee to be available for response 24/7.

Requirements

  • Proven leadership and supervisory experience in operations and maintenance, with the ability to provide guidance and mentorship to a team.
  • Strong knowledge of safety regulations, including OH&S standards, hazardous material handling, and emergency preparedness programs.
  • Experience in financial management, including reviewing expense statements, preparing projections, and managing budgets for property operations.
  • Proficiency in the Spanish language with the ability to read, write, and speak; spoken and written English fluency is considered an asset.
  • Ability to develop and implement personalized training programs to ensure employees remain current on safety and operational regulations.
  • Strong focus on communication, collaboration, coordination, and cooperation to achieve common goals and objectives.
  • Experience conducting site inspections, addressing code issues, improper workmanship, and disputes during repair and capital improvement projects.

Responsibilities

  • Inspect and audit the portfolio of property and personnel output regularly to ensure established standards of quality service are being met.
  • Access workload and positional vacancy, recruit, and attend to the proper training and orientation of all personnel under direct supervision.
  • Review, update, and implement the building’s emergency preparedness programs; train and supervise operations personnel in responding appropriately.
  • Ensure workers compensation requirements, OH&S standards, hazardous material handling regulations, and all similar regulations are fully implemented.
  • Oversee purchases made by the operations team, review monthly expense statements, and prepare projections, variance reports, and analysis.
  • Investigate all incident reports, address on-site insurance and risk-management concerns, and coordinate claims with the property manager and risk administration team.
  • Monitor consumption, waste, and environmental conditions; be accountable to maintain and improve the property’s sustainable performance, certification, and reporting requirements.
  • Assist the property manager in preparing the annual long-range plan and establishing annual budget priorities for utility consumptions, security, cleaning, and major expenditures.
